North End Residential Development Framework Plan

Hbb Deco was approached by Develop Detroit the Cities largest non-profit developer to develop a framework plan for their residential developments in the Northend neighborhood of Detroit. Currently the neighborhood does not support much needed new housing construction due to the discrepancies between construction cost and potential sale price. Develop Detroit challenged Hbb Deco to develop a series of Single Family, and Duplex housing types which where semi-modular in their construction and reproducible. The Collaborative undertook a property condition analysis, a context analysis, a zoning analysis as well as a alley condition analysis for well over 400 parcels delivering footprints and development schemes for 60 parcels in the district.
